Development can provide investment due diligence and project
forecasting prior to acquisition of the Property.
Project
Acquisition: Shockoe
Development focuses emphasis on acquiring and developing projects
where understandable risk and apparent market conditions create profit
opportunities. Acquisitions through certain Venture Structures
are oriented towards both short-term value creation or market
opportunities, and long-term investment.
Venture
Structures:
Co-Investment: Shockoe
Development can contribute either a minority capital position or
project performance guarantee in exchange for a carried interest in
the venture.
Fee
Development: Shockoe Development can provide and represent a private investor(s) as
the owners’ representative to offer a turn-key project development
such as pre-development due diligence, site acquisition, investment
tax sourcing, financing sourcing, construction management services,
lease-up services and property management services on a straight fee
basis. Shockoe Development may assume development period risk in
exchange for a performance based incentive fee.
Joint
Ventures: Shockoe
Development can act as a manager or work as a partner in joint venture
opportunities. Shockoe Development would be is responsible for
development, and sourcing opportunities such as property management
and leasing of the venture projects.
Project
Funding: Development
acquisitions and the project development are funded by private asset
financing and through direct borrowing from institutional sources.
